Energy Performance Certificate 101

In Portugal, an Energy Performance Certificate (EPC) is mandatory whenever a property is sold or rented. But far from being just another document, it’s a direct indicator of comfort, efficiency, and market value  and it can significantly influence how a property is perceived.

What is the Energy Performance Certificate?

The EPC is an official document issued by qualified experts accredited by ADENE, Portugal’s energy agency. It rates a property’s energy performance on a scale from A+ (highly efficient) to F (poor efficiency), based on its energy consumption for heating, cooling, and hot water.

Each certificate includes:

  • Estimated energy use and CO₂ emissions;

  • Recommendations for improving efficiency;

  • Estimated costs and payback periods for each measure.

It’s valid for 10 years and must be presented whenever a property is placed on the market.

How to get one

  1. Choose a certified expert – you can find accredited professionals on the ADENE website.

  2. Schedule a technical visit – the expert will collect data on construction materials, windows, insulation, and energy systems.

  3. Receive your digital certificate once the report is registered and validated.

Why it matters and how it affects property value

A strong energy rating can increase a property’s market value by up to 10-20%, according to European studies.
Here’s why:

  • Higher market appeal: buyers and tenants prefer energy-efficient homes with lower utility bills.

  • Valuation impact: energy class is increasingly factored into professional appraisals.

  • Green mortgage incentives: some banks offer lower interest rates for properties rated A or higher.
